Variation Pricing

Construction Variation Pricing

Projects change. Unpriced changes are where margin quietly disappears.

Variations are a normal part of construction. The problem is rarely the change itself — it is changes that get built before anyone prices them, then get argued about at the end of the job.

Avason prices additions, omissions and changes as they arise so both sides can see the commercial effect while there is still time to make a decision about it.

What variation pricing covers

  • Additional work instructed after the original price
  • Omissions where work is no longer required
  • Substituted materials or changed specification
  • Changes arising from site conditions or design development
  • Knock-on effects on programme, access and preliminaries

How a variation should be valued

A variation is priced against the basis of the original scope: what was included, at what rate, on what assumptions. That is why a clear scope of works at the start makes every change easier to value later.

Where the change affects more than the direct work — labour disruption, extended preliminaries, out-of-sequence working — those effects are identified rather than ignored.

Keeping change under control

  • Price the change before it is built wherever possible
  • Record what was instructed, by whom and when
  • Keep omissions visible as well as additions
  • Agree in writing, even briefly, before proceeding
